Prince William and Kate Middleton are seeking a fresh start with their family after several incredibly challenging years. The royal couple originally relocated from Kensington Palace in London to Adelaide Cottage in Windsor in the summer of 2022. However, that residence quickly became associated with a period of immense hardship, marked by the death of Queen Elizabeth and the simultaneous cancer diagnoses of both King Charles and the Princess of Wales. Described by royal biographer Sally Bedell Smith as a place of pain, suffering, and sadness, Adelaide Cottage no longer felt appropriate for a family eager to create happier memories. This prompted the Prince and Princess of Wales to look for a new environment to raise their three children, Prince George, Princess Charlotte, and Prince Louis.

Their search led them to Forest Lodge, an elegant Georgian-style estate that they now consider their forever home. Interestingly, the property resides within the very same 4,800-acre grounds of Windsor Great Park, located just four miles away from their previous home. Originally constructed in the 1770s under the name Holly Grove, the estate was purchased by the Crown Estate in 1829 and historically functioned as the official residence for the deputy ranger of the park. The Grade II-listed property offers the family substantially more space and privacy, boasting eight bedrooms, which is double the size of the four-bedroom Adelaide Cottage. The historic home also features a ballroom, a private pond, a tennis court, six grand chimneys, and nine elegant bay windows.

The transition to Forest Lodge was finalized in late 2025 after the couple secured a 20-year lease on the estate in July of that year. While a Kensington Palace spokesperson initially announced that the family would relocate around Christmas, efficient work by builders and support staff allowed them to move much earlier, in November 2025. The family timed the relocation to coincide with their children’s half-term break from Lambrook School to minimize disruption. To express their gratitude to the construction crew and staff who accelerated the timeline, William and Kate hosted a celebratory thank-you party at a local pub near the lodge in October 2025. Prior to moving in, the couple was granted permission to make minor internal and external adjustments to the historic structure, including altering a fireplace and removing a window, building upon a massive two-million-dollar renovation the property underwent back in 2001.

Financially, the Prince and Princess have taken a highly independent approach to their new living arrangements. Forest Lodge holds an estimated open market value of twenty-one million dollars, or sixteen million pounds. Rather than relying on public funds to cover their housing costs, William and Kate have opted to pay an annual market rent of 411,435 dollars from their own private funds, a figure that sits over 120,000 dollars higher than what the property’s previous tenant paid. Furthermore, the couple does not currently employ, nor do they plan to take on, any live-in staff to assist with the daily running of the household.

Looking far into the future, the couple intends to remain at Forest Lodge long after their children have grown into adulthood. In a notable departure from royal tradition, William and Kate plan to continue residing at the Windsor Great Park property even after the Prince of Wales accedes to the throne as King. While British monarchs have historically taken up residence at Buckingham Palace, William’s decision mirrors that of his father, King Charles, who has chosen to remain at Clarence House while the palace undergoes extensive multi-million-dollar renovations.
